What has the Dane County Wisconsin real estate market been up to from April 18 through April 24th, 2011
So far listings are down a bit from the past week They went from 277 to a total of 239.
Breaks down like this...

10 Build-able lots
7 Multi Family
166 Single Family

New "Pendings" dropped significantly. However, this is to be expected during a holiday week (Easter)
They went from 48 last week to 5.

Sales dropped as well from last weeks 101 down to 70.

Web search traffic continues up, however we are starting to see impact of fuel prices on the the searching trends. This pattern will be one that I will be watching over the next few weeks. I will be looking for a simple way to quantify this. If you have any ideas on this, please let me know.

During that period of time a total of 277 new listings occurred. 
The break down is as follows...

Properties that went into pending status were at 48.

38 Single Family

Sales totaled 101.
1 Business
23 Condos
4 Build-able lots
3 Multi Family
70 Single Family.

We are continuing to see an increase in showings and web searches. The interest rates are still good and the weather is starting to warm up. This should lead into the meat of the season.

The least expensive property to sell was a single family home on Madison's east side for $45,000.00 and the most expensive was a home in Vermont WI that sold for $750,000.00. We are continuing to see an uptrend of showings and offers. Web searches for homes and mortgages have also continued to increase. We are still seeing trends that are normal for what would be expected... based on the year so far....

4 FINANCIAL REASONS TO BUY NOW

In an effort to keep my readers up to date on market and real estate finance, I consider this post essential for people that are on the fence about buying real estate. Many changes are coming and most are not good for buyers. Here are 4 reasons you might want to consider buying now and not waiting.

1. INTEREST RATES ARE GOING UP- The rates have increased about 3/4 of a point in the last six months. Experts in finance expect rates to continue to rise through this year. When buying there are 2 factors to consider. Interest rates and prices. Even with prices softening in some parts of the country, if interest rates rise, it may be less expensive to buy now rather than wait.

2. 30 YEAR MORTGAGE MAY DISAPPEAR- The federal governments role in providing support for home ownership is being discussed and debated. If Fannie Mae and Freddie Mac's roles are eliminated or limited, it may mean the end of the 30 year mortgage.

3. QRM REQUIREMENTS COULD BE MUCH MORE STRICT- QRM's are Qualified Residential Mortgage. Here are some of the changes being proposed:
a) Certain mortgage types would be eliminated
b) You would need a minimum of a 20% downpayment
c) You will need a minimum 690 FICO credit score.
d) The ratios of income to both the mortgage payment and overall debt would become much more conservative (28% and 36% with debts)
There will still be FHA type loans available for buyers that can't or don't qualify under the new guidelines but they can expect the costs and rates to be higher.

4. RENTS ARE EXPECTED TO INCREASE- The supply of available rentals is decreasing and demand is increaing. That will lead to an increase in rental costs throughout the year. The Wall Street Journal this week quoted a report by Reis, INC: Expect vacancies to continue declining, and rents rising through the rest of 2011 at an even faster pace.

What has the Dane County real estate market been doing over the past week (March 28th through April 3rd 2011)...
Over the past week we have seen a typical seasonal increase in listing activity. There have been a total of 289 new listings in Dane county. The breakdown looks like this...

13 Multi Family
21 Build-able Lots
184 Single Family

Sales also reflect a typical seasonal uptrend. There have been a total of 140 closed transactions with a breakdown as follows...

There have been a total of 26 new properties added to the Dane county "pending" status on the MLS over the past week as well.

The least expensive sale was a $45,000 build-able lot in Fitchburg and the most expensive was a $840,000 Single Family home in Maple Bluff.

We are seeing continued up-trends in Internet based real estate searches and showing activity week over week. This is also expected with the traditional seasonal trends.
